Price reductions continue to climb, weak summer sales and inflated inventory lead to highest historic levels nationwide

oct-reduxToday, Trulia released our October price reduction report. Price reductions for home listings currently on the market in the U.S. have increased for the fourth consecutive month to an all-time high of 27 percent and account for a total reduction of more than $30.7 billion nationwide. A deeper look into the data shows a continual and dramatic price reduction increase in many cities that began in June 2010.

“We would normally expect to see a seasonal uptick in price reductions between June and October, as motivated sellers whose homes are still on the market after the summer selling season aggressively cut prices in an effort to get their homes sold before the holidays,” said Tara-Nicholle Nelson, consumer educator, Trulia.com. “Comparatively speaking, we’ve found that seasonal considerations combined with a lack of urgency on the part of would-be buyers and continued job market doldrums nationwide have led to more significant reductions during this time period than during the same time frame in 2009.”

Price Reductions Increasing Across U.S., Highest Among Major Western Cities

Since June 2010, the five largest increases in price reductions have occurred in the Western U.S., with Las Vegas registering the most substantial increase (194 percent). Five major California cities remain beneath the national average in October, but price reduction rates in all seven of California’s largest cities have increased dramatically since June, with San Jose, Fresno, Sacramento and San Diego seeing the largest increases. Only three of America’s largest cities – Miami, Detroit and New York – have seen a decline in price reductions since June.

“As robo-signing news developments and foreclosure freezes create uncertainty about buying bank-owned properties – particularly in cities like Las Vegas where foreclosures have been exorbitant – low interest rates and wide-scale price reductions may give individually-owned homes a real desirability boost in the eyes of buyers in the coming months,” Nelson said. “This might help home sellers who have had a hard time pricing and marketing their homes to compete with distressed properties get their homes sold before the end of the year.”

Should Realtors be paid a Commission based on a Percentage of the Sales Price?

This weeks top Question on Trulia Voices was asked by a home buyer who wants to know, “Do Realtors deserve a percentage commission?” He is in the market to buy a home and is looking for a real estate agent to “help” represent him. But, he doesn’t understand why a buyers agent would work hard to negotiate the price of a home “down” when their commission is based on the sales price – not to mention the co-brokerage agreement they have with the listing broker/home owner. So what’s the deal?

Ali Moein is a real estate agent from Santa Clarita who says, “All good Realtors will serve the best interest of their clients.”

Real estate agent Maria Morton from Prairie Village says, “We want to get you, the buyer, the best deal because we are representing you. It’s a challenge. It’s stimulating. It’s what we do. We like pulling all the pieces together.”

Deborah London, a real estate agent from, Rancho Palos Verdes says, “Most agents love what they do working in the real estate business, including me, and we want “clients for life”. We aim to please our clients and we put their interests above our own. We are not after the “almighty dollar” and the small difference in commission that might come from selling one property for a slightly higher price.”

JR, a real estate agent from New York says, “Shouldibuy, do you really think selling a 200K house requires the same effort as selling a 1M property? Seriously? You obviously have no idea what is involved with marketing and/or selling a house.”

 Linda Baker, a real estate agent from Los Gatos said, “First, the good news is that the listing agent has already negotiated with the seller how much compensation the buyers’ agent will receive. A good agent will show all property to you, based on what you want and how much you can afford. I always put my clients needs first, and they have been happy with the results.

The second point I want to bring up is if you are working with a trusted real estate advisor, you will see the value they will bring to the table, and how they will negotiate for you. It is not just about the price, but also the terms of the purchase. I work hard for my clients, not just for the current purchase, but for their future business as well as the referrals they will send me. And if you are not satisfied with the services, you won’t consider referring me.”

Tman, a home buyer and home seller said,”We sold our condo last month in Florida for $419,000 … the original agent wanted 5% or $21,000 to market it and sell it .. instead, we found a bevy of hungry quality agents that were more than happy to take it on for a $10,000 flat fee or 2.4% total — we saved $11,000

It doesn’t cost anymore to sell a $250,000 vs a $850,000 home … hungry savvy agents are abundant in today’s market … they would rather get some of the pie than none of the pie, don’t be bullied into thinking anything else.

Ute Ferdig is a real estate agent from the greater Sacremento area who says,”I am in favor of a compensation model that is fair to everybody and I am open to a healthy discussion. I am not interested in comments from those who don’t care about finding a workable solution. Stop complaining and running amok with rebates. Become part of the solution that benefits everybody.”

My Thoughts

Real estate commissions are negotiable. Always have been. If you sign an agreement with a buyers agent, they now have a fiduciary duty to represent your best interests. If the real estate industry were to start from scratch today, would the commission model be the best one to implement? I don’t know. The issue is not black and white. Lots of variables involved. What I do know is that home buyers and home sellers have plenty of choices when it comes to buying or selling a home. Ditto for Real estate agents and brokers, many business models to choose from. When it comes to selecting a local real estate agent super star, due diligence is a must. Do your homework. They provide a tremendous amount of value and piece of mind to you when buying or selling real estate. Consumers shouldn’t be afraid to compare your options.

Top 5 Homes Brett Favre Should Buy When He Becomes A New York Jet

 Favre is a Jet!

With Brett Favre becoming a New York Jet, I instantly threw on my real estate broker hat and thought to myself, “someone is moving! I want the referral!” Naturally, I hit Trulia.com to find out what I would recommend. Here are my picks, and Brett – if you want, I can get you an appointment, I am still a licensed real estate agent in New York :)

I chose these 5 home in the Tri-State area based on the main issues I could foresee him buying for, of course I took some liberties, but I tried to look at his profile, who he is, where he lived his whole life, family situation, etc. To narrow this down – what are your picks?

1) Proximity to Giants Stadium – Okay here is a winner! 1.9MM, 10 minutes from the stadium, peace and quiet - and has a desireable school district! The Mackenzie school has a 5 star rating, is on the waterfront and was built in 1875. This has Brett Favre written all over it! Brett, What do you think?

2) Great Schools

Funny enough, the East Rutherford school district has a 5 star rating from parents in the district. The average class size is around 19 students, which is awesome! His 9 year old daughter would love it here! So the home above is still a good match!

3) Urban Living

Sorry Rutherford, yes you are near New York City – but you’re not New York City! Taking school ratings into account, neighborhoods, proximity to East. Rutherford, etc. I opted for Gramercy Park or SoHo – in New York City. I think Brett would opt for a Private School – call me crazy. With two tunnels to get to Jersey, I went for smack in the middle of the Holland and Lincoln, although Brett – the Lincoln puts you right next to the stadium – so my pick is the Flatiron District, and this hot new listing:

A glass-encased triplex penthouse sixty stories high, it’s the crown atop Manhattan’s most luxurious new high-rise. This is the ultimate penthouse in the sky, boasting over 7,500 square feet” Need I say more?

4) That “Wisconsin” Feel

Farms baby! We got Farms in NY/NJ – so where else but Long Valley, NJ! 80 Acres of land for under $2MM I tried contactingone of our top Trulia Voices,  Deborah Madey from Peninsula First Realty, for some Editorial input but alas Voicemail!  So Deborah, please chime in – Brett is waiting!

5) Just Perfect:

Well finally – here is THE one, I think he should buy near the stadium. Great school district, large piece of land – and near training camp! Every week he has to be in Hempstead at Hofstra University for training camp and weekly scrimmages, practice etc. So why not Long Island? Okay, so it is not close to the stadium – but he only has to go there a few times a year – but EVERY week he needs to go to practice! So, the easy winner - Long Island!

$13.5MM – Waterfront
